This online tool provides an over 60 percent response rate, as opposed to a 20 percent response rate with traditional home feedback follow-up over the phone. The feedback left behind by visiting buyers and agents is incredibly valuable. Not only do we use it, we also empower our clients to view the feedback as a way to gauge how the process is going. Once an offer has been accepted by you to purchase your home, many things must be done and within a specific timeframe in order to keep your contractural obligation moving forward. We use a historical analysis to accurately and fairly price your home. This analysis consists of three steps.

  1. we gather and analyze MLS data to estimate the value of your home.
  2. we gather and analyze the tax records to estimate the value of your home.
  3. we visit your competition to gauge what else is on the market in your area.

Some may wonder why we need two sources to accurately price. The information in MLS is maintained by real estate professionals, while the information on the tax records is the value of the sale actually recorded by the County Recorder's office as a result of submission from the escrow company.

As a result, the tax records have more checks and balances and make it a more reliable source for the financial information. Since this is history, MLS complements the tax record information by providing the features and upgrades the home had when it was sold. Supply and demand also play a huge role in determining value. Therefore, it is extremely important to identify and preview all of the homes that would be considered your competition. The results of this effort, combined with the first two, will then be used to analyze the differences between your home and the competition to best position your home against the competition to sell for the highest price possible in the timeframe you need.
